Terms of service.

All tenancy inquiries and bookings are handled through our Lettings & Property Management Agent T&B Property Solutions. They ensure deposits are held according to the Housing Act 2004 and the Tenant and Landlord Act 1985 to maximise tenant safety and security.

T&B are also part of The London Landlord Accreditation Scheme, Client Money Protect, ICO, Property Redress Scheme, members of the National Residential Landlord Association and trained via the National Federation of Property Professionals.

To proceed with one of our rooms you will be required to pay a holding fee which is the equivalent to one weeks rent. In some cases the Holding Fee is nonrefundable. For more information, please review The Tenant Fee Ban Act 2019. 

You will be required to complete a standard referencing process. This will include but is not limited to confirming your identity, employment, salary or total income, disposable income, last 3 year address history, visa status, credit profile and conviction history.

Where you do not meet the criteria, you may be required to provide a UK homeowner guarantor. 

You will be liaising with T&B Property Solutions as your property agents from the initial point of room selection, for the duration of your stay, until your check out and key return. T&B Property Solutions will provide you with your own personalised phone/tablet application that will give you a 24 hour overview of your tenancy, rent statement, maintenance review and more. T&B Property Solutions have a 24 hour emergency call out line should you ever require out of hours assistance.

You will be required to pay up to one months rent in advance and a security deposit to the equivalent to one month’s rent before your tenancy starts.  Rent payments are due in full and on time on the 1st of every month.

Full T&Cs are supplied with your AST contract which you will be required to sign before checking into one of our rooms. A copy of this can be requested once a prospective tenancy has confirmed their interest.
